Leon Springs is the most commercially weighted part of our service area. The stretch along I-10 carries restaurants, retail, and service businesses, and the residential side runs toward larger homes on the Boerne Stage Road side and near The Dominion. Those two halves want very different floors, and we quote them differently.
On the commercial side, the constraint is almost never aesthetics. It’s downtime. A restaurant that closes for four days to redo a kitchen floor has lost more in revenue than the floor cost. That pushes most commercial work here toward fast-cure systems and overnight or between-shift scheduling, which we plan around rather than treating as an inconvenience.
Solid-color, flake, and metallic systems for attached garages, workshops, and storage buildings.

Learn more →Commercial kitchen floors are the hardest flooring problem in this market. They take boiling water, grease, food acids, constant washdown, and thermal shock from hot liquid hitting cool concrete, and standard epoxy does not hold up to that combination indefinitely. Urethane cement does, which is why it’s the standard spec for food service, and it also cures fast enough to be walked on within hours rather than days.
For retail and office space along the corridor, the calculation is different and a polyaspartic or fast-cure epoxy system is usually the right answer, since it can go down overnight and be open for business the next morning. We schedule commercial work around your hours as a matter of course. Tell us when you close and we’ll build the timeline backward from there.
In most cases yes. Urethane cement and fast-cure systems can often be installed overnight or across a single closed day, depending on square footage and the state of the existing floor. We’ll walk the space, give you a realistic window, and schedule around your service hours rather than ours.
Urethane cement, in almost every case. It handles boiling water, food acids, grease, and thermal shock better than epoxy, and it meets the slip-resistance expectations for a wet kitchen. It costs more up front than a standard epoxy and lasts considerably longer in that environment.
Both. The residential side here runs toward larger homes with three-car garages, and we do the same garage coating work we do in Boerne and Fair Oaks Ranch. The commercial weighting just reflects what’s along the I-10 frontage.
